<p>Looking for a home can be exhausting with the excess inventory on the market. Home values have fallen and it continues to be a buyer's market. Your time is important and it can take hours each weekend attending open houses before you find the home for you. By being prepared you can utilize your time more efficiently and gather the necessary data.</p>
<p>When attending an open house you can expect to meet a real estate agent that is showing the home, unless it is a home that is for sale by owner. In this case be prepared to deal directly with the owner of the home. However, the majority of the time you will be dealing with the agent representing the seller.</p>
<p>Before leaving home you want to have a good idea of where you will be going. If you plan on viewing several homes that day you should take a few minutes to plot your trip using Google Maps, printing off directions from one place to the next.</p>
<p>Now that you have your itinerary planned for the day it is time to make a list of important things to look at when viewing an open house. Before stepping out of the car look at the surrounding homes; are they well kept? If the home you are viewing is the only nice looking home on the block it may affect the value later down the road. You will also want to make a note if the home is next to an industrial area or close to a busy street. This too may have a negative affect on the home's value.</p>
<p>When viewing the home don't be afraid to interact with the agent showing it. Find out details such as; how long the home has been on the market, age, square feet, etc. Use your nose; smell for any off odors that may indicate a problem such as pet stains or mildew. Look for water stains on both the floor boards and the ceiling. This can indicate flooding or a leak from the roof, both of which may be costly to repair if not addressed beforehand.</p>
<p>Examine the walls and foundation for cracks and anything out of the ordinary; for example, if one wall is painted in a room but the rest aren't it may be a sign that something is being covered up. If you are interested in the home it is important to take the time to go through it. Of course many things will be found when the home inspection is done but it doesn't hurt to know what you are getting yourself into.</p>

<p>My interpetation is what the Media is truly saying is the averages across the board bec believe me REAL ESTATE prices are based first on location, location, location as well as how up-to-date is the construction and features, curb appeal and move-in condition.  Basically you can't expect prices for homes and locations in DEMAND to drop, in the sense the if it's really, really like a dream home come true or sought after location, most likely finding hungry prospective buyers is not a problem but rather trying to negotiate a price that both parties will agree.  Same principle applies to luxury and reliable automobiles like LEXUS and TOYOTA, ACURA and HONDAs one can only negotiate the price so low based on x dollars above invoice whereas say FORD and HYUNDAIS are a different story.  LOCATION based on commuting distances from the key job centers and more superior schools where all the college graduates raise their kids can make a huge difference as opposed to selling a MANSION in the middle of nowhere that has less demand and a limited pool of buyers more keyed to the retirees and those self employed working from home.</p>

Basically, a knife that can help build a shelter, widdle and carve, etc. Sorry if I'm being too picky, obviously it does not need to meet EVERY single one of these ideals. Thank you so much!

<p>I personally use a multipurpose smooth edge SWAT knife that folds and locks, locking blades are very important, and has a thick blade with a hollow grind on it and the blade is about 4 inches in length.  I can filet a fish or cut through bone of a medium bird with it.  For other camping tasks I either bring a small hatchet or a machete depending on the chores required.  If I expect to deal with a lot of brush I bring a machete as it will also hack through small to medium sized wood but requires some more work but it does better clearing very small branches and grasses.  If I know that I already have a clearing I bring the hatchet.</p>
<p>As for serrated blades those are only good if you are cutting vines or ropes so I generally keep a small 2 inch serrated blade in my pocket or pack for cutting ropes.  I don't like to cut ropes if I can avoid it however when kayaking and rock climbing I carry a knife where there is a serrated edge at the heal of the blade for about an inch or so.  Every task has a knife that is required and every knife has a task and to find an all purpose knife that you like will be very hard and that is why I always carry two or three.</p>
<p>I also carry a small (.75x2.5inches) stone that I can use with water or dry that has both course and fine grit on it as you never know when you'll need to sharpen a knife and honing your knife around a campfire is manly and soothing.</p>

<p>Both TTI and AA offer package deals for travel that you can get for yourself by going online. Both of these companies also procure agents when it comes to selling travel insurance. <p>Many people think that using a handsaw is hard work but it needn't be. A handsaw, used correctly, can produce good results with minimal effort. &Acirc;&nbsp;Here are some points to remember when using a handsaw.</p>
<p><strong>Buying a handsaw</strong>. There are good quality disposable handsaws on the market. These have hardened teeth that do not need sharpening. When selecting a saw do not be tempted to buy the cheapest one as these are often of poor quality. A good disposable handsaw will last a long time before it becomes dull. When the saw does become dull a new one will have to be bought. A dull saws should be disposed of responsibly so that it can be recycled.</p>

<strong>Holding the handsaw</strong>. The correct way to hold a handsaw is to grip the handle with your thumb, second, third and forth fingers. Your first (index) finger should be in a pointing position along the side of the handle, in the direction of the length of the handsaw. Having your index finger in this position gives greater control over the handsaw.</li>
<li>
<strong>Marking out you cut</strong>. Using a square or straightedge, draw a fine line with a pencil &Acirc;&nbsp;where you want the cut to be. Take your time with this as mistakes are easily made. There is an old saying "Measure twice, cut once"</li>

<strong>Supporting the work piece</strong>. You will need something to support the piece of wood that you are cutting. A saw horse or bench is good for this but make sure it is sitting solidly without any rocking.</li>
<li>
<strong>Keep things in line</strong>. When using a handsaw, the saw blade, your forearm and shoulder should be in line with each other. They should also be in line with the line that you have drawn on the work piece. Make sure you are standing comfortably.</li>
<li>
<strong>Making the cut</strong>. The secret of using a handsaw is to let the saw do the work. Allowing the handsaw to do the work will require the least effort and produce the best result. Hold the handsaw at&Acirc;&nbsp; about a 45 degree angle. There are reasons to hold the saw at a different angle but I won't go into these here. Holding the handsaw at 45 degrees will produce optimum results. When you are sawing use an even, to and fro action. Apply a small amount of pressure on the down stroke and release the pressure on the upstroke. Use your index finger to steady the saw. You should not cut down the middle of the line but, instead cut tightly along the waste side of the line. Remember, when cutting, to keep everything in line as mentioned above.</li>

<p>If you have never used a handsaw before practice on some scrap bits of wood to get used to the technique. Sawing a straight line can be very satisfying.</p>

Whether they like it or not, negotiators must also be philosophers when it comes to choosing tactics.</p>

<p>In deciding which negotiating tactics to use, one rule should not be forgotten:</p>
